Landlord Studio FOIHow it works
Postcode, bedrooms, type, rent, rent day and the date the last rise took effect. Type them in or upload a spreadsheet. No tenant details.
Each morning Rentcite reads the First-tier Tribunal’s new market-rent decisions on GOV.UK and the ONS official local rents, and matches them to your properties by distance and bedrooms.
The reviews entering their serving window, the last date to serve Form 4A, and what the published evidence around each property says.
What you get
The nearest market-rent decisions, same bedrooms first: the rent before, the figure on the notice, the rent the tribunal set, the rent in good order and what it took off for condition. Each links to the decision on GOV.UK.
For each property, the earliest date a new rent can start (the first rent day at least 52 weeks after the last rise) and the last date to serve Form 4A, with a reminder 14 days before.
Type the rent you have in mind. See the rise in per cent beside the ONS annual change for the council, the ONS average for the bedrooms and type, and what tribunals nearby set against similar asks.
One button: your own achieved lets first, then the tribunal decisions, then the ONS rents, each dated and sourced. Ready for your landlord’s file.
Before the office opens: the reviews you need to serve, the new decisions published near your properties that week, and the official rent figures when ONS updates them. Every figure with its source and date.
An example, built from published decisions. Your own shows your properties.
